Payment and Cancellation Policy

Payment

To secure a reservation, a 50% deposit of the entire rental amount is due within seven days of making a reservation. Balance and refundable security deposit are both due sixty days prior to arrival.

For reservations made within sixty days of arrival, payment in full is due within seven days of making a reservation.

All payments are made in the form of a check or money order payable to the homeowner. A rental contract will be emailed to you upon making your reservation, and a signed copy must be returned with your initial deposit.

Cancellation Policy

Deposits are not refundable unless a replacement rental is obtained for your rental home and dates. If we are able to re-rent the property you reserved, you will receive a refund less a 20% handling fee for the entire rental amount. Due to this strict cancellation policy, Perfect Sunset Rentals, Inc. strongly recommends that guests purchase travel insurance.

Security Deposit

Security deposits vary from $250 to $500 depending on the property. Any damages to the rental home or its contents are the responsibility of the guests. The rental home is to be occupied only by the number of guests listed in the rental contract. Large functions, including weddings and receptions, are only permitted with written consent of the property manager, and may incur additional fees.

Security deposits will be refunded within two weeks of guests’ departure, provided there is no damage, missing items, or additional cleaning required due to the house being left excessively dirty. Guests are required to take trash to dumpsters on a daily, or as needed, basis. There will be an additional fee for excessive trash left at the villa upon your departure.

Liability Release

Perfect Sunset Rentals, Inc., or the owner, are not responsible for personal items of guests lost or stolen during their stay. Guests will receive house keys during orientation, and are responsible for securing the villa during their stay. Perfect Sunset Rentals, Inc., and owners shall be held harmless from all claims of nay injury or theft during guests’ stay.

Also, no refunds will be given due to utility interruptions or construction noise at adjacent properties. 

As a rental guest, you agree to take responsibility that all of the members of your party adhere to the rules of the rental contract.
